Gunjur-Varthur Corridor Emerges as Bengaluru’s Next Major Real Estate Cluster

Gunjur and Varthur, located on Bengaluru’s eastern periphery, are increasingly becoming important residential micro-markets, supported by their proximity to major employment corridors and improving connectivity. Their location gives residents relatively easy access to Whitefield and the rapidly expanding Sarjapur Road, helping the two areas move beyond their earlier status as peripheral residential destinations.

Varthur has already developed into a relatively established residential market, while Gunjur is emerging as a natural extension of the corridor. Together, the two locations are forming a broader residential catchment supported by end-user demand, expanding housing supply and improving social and physical infrastructure.

The growth in Gunjur is reflected in housing activity. According to PropEquity data, 9,031 housing units were launched in the locality between 2020 and Q2 2025, while 7,635 units were sold during the same period. Housing sales stood at 2,828 units in 2024, an increase of 10% year-on-year, followed by 1,100 units sold in the first half of 2025.

Varthur has followed a more mature development path, with several large gated communities and projects by established developers contributing to its position within East Bengaluru’s residential market.

Gunjur’s Property Prices Have Risen Sharply

Price appreciation has been another defining feature of Gunjur’s transformation. Residential values increased from around ₹4,800 per sq ft in 2020 to ₹11,850 per sq ft in 2024, translating into a 146% rise.

Market indicators suggest that prices have continued to firm up. MagicBricks puts the average apartment price in Gunjur at around ₹10,902 per sq ft in Q2 2026, with prices largely ranging between ₹8,673 and ₹13,132 per sq ft.

Varthur has also recorded substantial appreciation. Current market estimates put average residential values at around ₹13,000 per sq ft, with prices ranging between Rs 10,500-15,000 per sq. ft., although newer premium projects command considerably higher values.

The price differential with established Whitefield has helped both locations attract buyers looking for relatively better value while retaining access to major employment hubs. Gunjur offers a price-led proposition, while Varthur benefits from a more established residential ecosystem and its proximity to Whitefield and ITPL.

Rising Supply Signals Developer Confidence

Increasing housing supply is becoming another important feature of the Gunjur-Varthur corridor.

According to Cushman & Wakefield, Bengaluru’s east submarket accounted for around 57% of quarterly launches in Q1 2026, making it the dominant submarket for launch activity during the period. Average capital values in East Bengaluru stood between ₹9,500-14,000 per sq ft for the high-end segment and ₹7,500-9,500 per sq ft for the mid-segment, representing increases of 7% and 6%, respectively. Rental values also grew by 6%.

Developer activity is visible across both micro-markets, although they are at different stages of development. Gunjur is transitioning from a market dominated by a handful of smaller developers towards one that is attracting larger players. Varthur has already undergone this shift, with multiple large-format gated communities and established developers contributing to a more organised residential market.

The expansion of social infrastructure is also supporting this transition. Schools, retail, recreation and other facilities are developing alongside housing, gradually creating a more integrated residential catchment.

Connectivity Remains the Key Advantage

Location remains one of the strongest factors supporting the Gunjur-Varthur real estate market.

The two localities are positioned close to several employment centres, including Whitefield, ITPL, Brookfield, the Outer Ring Road and Sarjapur Road. Their proximity to multiple employment corridors gives residents access to a broader job market rather than tying residential demand to a single office cluster.

Varthur currently has an advantage because of its closer proximity to Whitefield and the established employment ecosystem. Gunjur, meanwhile, provides a natural extension towards Sarjapur and has greater scope for further development along that direction.

Several infrastructure projects could influence the corridor’s next phase of growth. The Varthur elevated corridor has received a revised December 2026 completion target and is intended to ease congestion on SH-35.

A proposed 2-km elevated flyover from Varthur towards Gunjur could further improve connectivity between the two micro-markets.

Another long-standing traffic bottleneck has also been addressed by the government through a proposed alternative route for the Varthur-Panathur-Gunjur belt. The 6.2KM, 140ft wide road connecting Gunjur to ORR via New Horizon college is expected to facilitate smoother traffic movement along the stretch.

Metro connectivity represents a longer-term opportunity. Gunjur and Varthur currently depend on access to the operational Purple Line through Whitefield/Kadugodi, while the proposed Whitefield-Sarjapur corridor could bring metro connectivity closer to both residential markets.

If these infrastructure interventions are implemented successfully, they could support residential demand and price appreciation in the corridor. Road congestion, however, remains one of the key challenges accompanying the area’s rapid development.

Employment Corridors Continue to Drive Housing Demand

The residential trajectory of Gunjur and Varthur remains closely connected to Bengaluru’s surrounding employment ecosystem.

Both markets benefit from their proximity to Whitefield, ITPL, Sarjapur Road, the Outer Ring Road and the wider technology ecosystem. As companies, particularly GCCs, expand their presence in Bengaluru, housing demand is also spreading into adjoining micro-markets where employees can access larger homes at relatively competitive prices.

Varthur’s established proximity to Whitefield and ITPL gives it an advantage in this regard, while Gunjur is benefiting from the spillover of employment-led residential demand.

Over time, the ability of both markets to serve as residential catchments for Bengaluru’s expanding eastern employment corridors could shape their development. At the same time, the expanding city could create the potential for these locations to evolve into standalone employment hubs.

Premiumisation Could Define the Next Phase

The character of housing demand is also changing across the corridor.

Gunjur initially benefited from its relative affordability, but the market is gradually moving towards premium and larger-format housing. This mirrors a broader trend in Bengaluru, where premiumisation has remained an important driver even as sales volumes have moderated.

Varthur is further along this transition. Large gated communities and premium residential projects have established higher benchmarks for housing products, amenities and community infrastructure.

The entry of larger integrated developments could accelerate this shift. Such projects can bring together amenities, open spaces, retail and community infrastructure at a scale that smaller developments may find difficult to replicate.

Future appreciation, however, is likely to depend increasingly on actual improvements in connectivity, infrastructure delivery and employment growth.

Gunjur and Varthur Enter a New Phase

The evolution of Gunjur and Varthur reflects the broader expansion of Bengaluru’s eastern residential landscape.

Varthur has moved from an emerging suburb to an established residential node, while Gunjur is following a similar trajectory and developing into a significant growth pocket. Together, the two locations are becoming part of a larger ecosystem shaped by technology employment, infrastructure investment and residential expansion.

Both markets are now entering a phase where end-user demand, proximity to employment and the delivery of planned infrastructure could determine the pace of future growth.

If connectivity continues to improve and employment activity expands, the Gunjur-Varthur corridor could increasingly emerge as an important residential cluster within East Bengaluru.
