Pune: Mumbai-based developer TransIndia has entered Chennai’s residential market with TransIndia Grandeur, an ultra-luxury housing project in Anna Nagar, marking the beginning of its expansion beyond Maharashtra. The company is also pursuing additional redevelopment opportunities in the city as it looks to establish a longer-term presence in South India.

Announcing its entry on October 08, 2026, TransIndia said its Chennai strategy would centre on redevelopment in established neighbourhoods, where the limited availability of large land parcels is creating opportunities for new premium housing. Alongside TransIndia Grandeur, the company has signed an approximately 11-acre redevelopment project and is evaluating two more developments in Chennai.

TransIndia Grandeur is planned as a residential development offering three- and four-bedroom homes for families seeking larger living spaces. Located in Anna Nagar, the project is positioned along the Anna Nagar–Poonamallee High Road corridor, with access to an established residential and social ecosystem. The residences are planned to include spacious decks and views of the river and city.

The development’s proposed features include a double-height lobby, a grand driveway, concierge services and a rooftop swimming pool. It will also offer more than 15 amenities, including an infinity pool, golf simulator, gaming arena, indoor games room, sports court, walking track and a yoga and meditation area.

The project comprises Wings A and B, each within a G+11 structure, with four residences and four high-speed elevators on each floor.

Commenting on the launch, Rajendra M Rajan, Founder, TransIndia Group, said, “Chennai was a natural next step in TransIndia’s growth journey after Mumbai. The city has strong economic fundamentals, an established base of homebuyers and considerable redevelopment potential coming up in its mature residential neighbourhoods. As large land parcels become increasingly scarce in prime locations, redevelopment can help create high-quality housing while preserving the advantages of established communities. TransIndia Grandeur is reflection of our commitment to bringing thoughtfully planned, premium residences to the city, while our wider project pipeline demonstrates that this is a long-term market for us.”

Construction began before the project’s formal launch. Piling work has been completed, while excavation at the rear of the site is under way. The development is expected to be completed in approximately two-and-a-half years from launch.

TransIndia’s entry comes amid signs of increased activity in Chennai’s premium and luxury housing segments. According to Anarock’s Chennai Q2 2026 Residential Market Viewpoints, the city recorded approximately 5,300 residential unit launches during the quarter. Luxury housing accounted for 18 per cent of new residential supply, up from 3 per cent in the preceding quarter.

Infrastructure development, growth in the IT-ITeS sector, the expanding presence of global capability centres and improvements in metro and suburban rail connectivity have continued to support the city’s residential market.

For TransIndia, redevelopment is expected to form a central part of its Chennai strategy, particularly in established neighbourhoods with existing infrastructure, strong connectivity and sustained housing demand but limited scope for greenfield development.
